  • Q: How do I figure out what my home is worth?

    A: There many on online resources where you can explore your home value. However, these resources use algorithms that may be based on inaccurate information. The most accurate way to establish value is to either pay for an appraisal, which can be expensive, or have a real estate professional who knows your area prepare a comparative market analysis or CMA. The advantages of a CMA is that there is normally no cost, the real estate pro will come out to your home to analyse it's condition, find the most comparable recent sales and educate you on current market conditions. In most situations, a competent real estate profession will be able to give you the most accurate home evaluation.

  • Q: Does assessed value have anything to do with market value?

    A: Assessed value is the value that your property taxes are based on. Technically, assessed value is supposed to be based on market value. However, the assessed value is only adjusted once a year and rarely does the assessor's office personnel ever drive by your home. In my experience, assessed values are rarely close to market value and very widely as a percentage of what your accurate market value may be.

  • Q: How much do I need for a down payment?

    A: As little as 3.5% down payment for an FHA loan and 5% down payment for a Conventional loan. There also down payment assistance programs that you may qualify for.

  • Q: What happens if my home doesn't appraise?

    A: Per the NWMLS financing addendum, there are 4 options that may be used in the event of a low appraisal:

    1. Seller may pay for a reappraisal or reconsideration of value.
    2. Seller may consent to reduce the sales price to the amount of the appraisal.
    3. Buyer may pay the difference in cash between the purchase price and the appraised value.
    4. If buyer and seller are not able to agree on a solution, the agreement will terminate.
  • Q: Is staging really important?

    A: Yes, whether it be arranging the furniture and affects that are already in the home or have the home professionally staged. Staging shows the best qualities of your home to potential buyers. This will positively influence the value that a buyer is willing to pay and how quickly your home will sell.

  • Q: How long does it take to sell my home?

    A: This depends on market conditions, where your home is located, the price range of your home, the price you choose to list it at and who you select to represent you as a listing broker. An important service that your real estate professional will provide is educating you and making sure that your home listing is positioned to sell in the shortest time frame and at it's highest value
